A builders clean is one of the most specialised types of professional cleaning — and also one of the most important. After any construction or renovation work, a standard clean simply won't cut it. Here's what a professional builders clean involves and when you need one.
Why Post-Construction Cleaning Is Different
Construction work generates a specific kind of mess that household cleaning equipment isn't designed to handle:
- Fine construction dust that penetrates everywhere — inside cupboards, behind power points, in ventilation systems
- Paint overspray on windows, tiles, and fixtures
- Adhesive and silicone residue on surfaces
- Plaster dust on floors and in corners
- Concrete splatter on tiles and glass
- Sawdust in carpet fibres and floor joins
- Sticker and label residue on new windows and appliances
Each of these requires specific products and techniques. Using the wrong approach — particularly on new surfaces like fresh tiles, timber floors, or new appliances — can cause permanent damage.
What a Professional Builders Clean Includes
Initial Construction Clean
Done during the build, before final finishes are installed. Focuses on removing heavy debris so trades can work in a clean environment:
- Removal of construction debris and waste
- Vacuum all surfaces including walls and ceilings
- Clean floors throughout
Final Builders Clean
The most comprehensive stage — done after all trades have finished and before handover or occupation:
- Windows: Remove all paint overspray, concrete splatter, stickers, and construction residue from glass — inside and outside
- Hard floors: Remove grout haze from tiles, clean timber floors with appropriate products, polish concrete where applicable
- Kitchen: Clean inside all cabinetry, remove stickers from appliances and benchtops, clean oven and rangehood
- Bathrooms: Remove silicone smears, grout haze, remove tap and fitting stickers, descale and polish
- Walls and ceilings: Remove paint splatter, dust cornices and ceiling edges
- Doors and frames: Remove adhesive, wipe all door frames and architraves
- Light fittings: Clean covers and globes, remove any protective film
- Exterior: Clean paths, remove concrete splatter, wipe exterior windows
When to Book a Builders Clean
Timing is critical. Book the final builders clean:
- After all trades have completed their work — if painters or tilers come back after the clean, you'll need it redone
- 2–3 days before handover or settlement — allows time to address anything that's been missed
- Before occupation — once furniture is moved in, access is limited and costs increase
Coordinate with your builder to confirm a fixed "trades completed" date before booking. Ask whether any touch-up painting or snagging work will happen after the clean — if so, schedule the clean after that work is finished.
What to Look for in a Builders Cleaning Company
- Experience with post-construction environments (different to domestic cleaning)
- Products appropriate for new surfaces — wrong products can etch new tiles, streak fresh glass, or damage timber floors
- Public liability insurance — essential if working on a building site
- Ability to work with builders and developers, not just homeowners
